Architectural Review Committee (ARC) 101

Dear Homeowners, 

As the seasons change, it is a great time to think about refreshing your home! Whether you are looking to boost curb appeal or simply enjoy your surroundings more, consider the following updates:

*You must submit an ARC form (Architecture Review Committee form) along with the ARC Checklist for approval to any major changes to the home.  For choices on your Exterior Painting, you must choose from one of the following color schemes.  Please click on this link for options.  https://www.sherwin-williams.com/homeowners/color/find-and-explore-colors/hoa/middleburg/fl/southampton-hoa/ 

  1. Landscaping: mulch, flowers, rocks can give a natural, tidy look to your yard. 
  1. Mailbox: painting or replacing your mailbox is an easy way to give your yard a new look.
  2. Driveway: Pressure wash your sidewalk and drive way give your home a clean look.
  3. Paint: Paint your house or fence to give it a facelift (ARC and documentation must be submitted prior to painting).
  4. Fence: Build a fence for security and privacy (ARC and documentation must be submitted prior to construction).

 

Mowing, edging and weeding regularly are extremely important to keep your yard looking nice and in compliance with the HOA bylaws. 

Remember, before making any significant changes, consult the HOA bylaws and submit an ARC form and supplemental documentation. See buttons below or look under the “documents” tab for the ARC form and the bylaws.

Yard of the Month

Mowing, edging, and weeding regularly are extremely important to keep your yard looking nice and in compliance with the HOA bylaws.  To learn about winning our Yard of the Month Contest May to September, check out our Spring 2026 Newsletter.

Per the community documents, you need to keep your yard and home maintained.   Below is a list of common violations that can be easily fixed!

  • weeding/mowing
  • watering/sodding
  • pressure washing your home
  • keep your trash cans out of sight
  • ARC approval before building fences, sheds, pools, etc.

We kindly ask all residents to respect their neighbors’ properties by ensuring that children do not walk through private yards. Please encourage the use of sidewalks and roads for walking. This not only enhances safety but also shows consideration for everyone’s property.

The Southampton community has installed 2 Dog Waste Stations on Southampton Drive! We love to see our neighbors out walking their pets. Please be respectful and utilize these stations to clean up after your pets.

Regarding Solicitors in Southampton

Remember: Southampton is a deed-restricted community with a sign at the front entrance stating soliciting is not allowed. If a solicitor comes to your door, you do not need to engage. Here are some ways to address it:
